Land with approved project for 30 apartments, with fees for payment and start of works to buy in Ramalde - Porto.
Project Specifications:
- For the land with a total area of 1,068m2 (968.70m2 after ceding 99.30m2 to the public domain), we have approved the change of allotment, and it is currently awaiting a guide for the issuance of fees.
- Total construction area: 3964.60m2, of which 2758.90m2 on the 6 floors above the threshold level and 1205.7m2 on the 2 floors below it, which correspond to 30 apartments (1 T0 + 12 T1 + 16 T2 + 1 T3) and 36 parking spaces.
- With all the streets in the surrounding area in the rehabilitation phase through the CMP's Rua Direita program and will extend along the front of the land to the ring road, including new sidewalks and new infrastructure.
- The architectural project carried out for the aforementioned change to the subdivision was a complete project, so it is possible, after payment of the fees, to submit a Prior Communication of Building Works, delivering at the same time the architectural project, specialities and elements for the issuance of a building permit. According to the law, after the delivery of this Prior Communication and the payment of the fees, the construction works may be started within 20 working days.
- There is the possibility of changing the project to increase the number of fractions. However, the approved construction area in the allotment will have to be maintained, so the increase in the number of fractions is only possible by changing their typology, making smaller fractions.
(If the interested party wants to make this change to increase the number of fractions, there are two hypotheses:
- Make the Prior Communication with the existing one, which is in accordance with the approved subdivision project, and proceed with the payment of fees. In this way you can start the work in the 20 working days as already mentioned. Right at the beginning of the work, the addendum project is presented to the City Council to increase the number of fractions. As these are interior changes, the work can continue to take place while this addition is considered by the City Council, or
- Make the change to the architectural project immediately and submit it to the City Council for consideration. As this project no longer conforms to the approved subdivision project, it will not be possible to make the Prior Communication and a 'normal' licensing will have to be done. Even so, it is mentioned that, as the volumetry and construction area are approved, it will always be a faster licensing than usual because they will only be interior changes.)
