Features and Executive Summary:
The Pousada dos Golfinhos is located on Praia da Biscaia (Biscaia Beach), which is situated at the eastern tip of the tourist corridor. This is the closest tourist corridor in Angra to Ilha Grande. It is only a 10-minute boat ride from the pousada to Lagoa Azul (Ilha Grande). It is a beach with clean, crystal-clear waters and has numerous restaurant options and a bakery. There are a total of 4 pousadas on the beach, including this one. The sunset on the beach is considered the most beautiful sunset in Angra dos Reis.
The pousada is right on the beach and has a total of 20 rooms with capacity for up to 68 beds. All rooms have air conditioning, ceiling fans, LED TVs, minibars and balconies with private views, except for the ground-floor apartments. There are also 6 family rooms with capacity for up to 5 people, 4 on the ground floor and 2 on the upper floor with balconies with sea views. Furthermore there is a restaurant with a large kitchen and a kiosk by the sea. The pousada was originally opened in 2001 and has been specializing in the field of group tours for approximately 5 years. Today, there exists a portfolio of travel agency clients and the owners work a lot with group tours. The groups arrive at the pousada usually on Saturday morning and leave on Sunday afternoon. This business model allows to have predictable revenue. The advantage of this model is the sales volume and the predictability and constancy of revenue.
Additional Details:The pousada is located on lot 4 within the Biscaia condominium. Inside, there is space for up to 7 cars. There is also a plot of land connected to the pousada that serves as a parking lot and accommodates the remaining spaces. The parking lot is on lot 11, almost in front of the inn, approximately 70 m away.
The two plots of land are registered in the name of the company and have all the necessary documentation, including the RGI.
The total land area is 1180 m2, including a private home with 100 m2 of built area and 705.1 m2 of constructed area of the pousada. The private home itself has 2 suites, living room, kitchen, bathroom and pantry.
General Observations:This real estate is only for sale, not for rental or similar.
