The building
As any old farmhouse this home was built with stone from the exact site where it is standing. Over time parts were added on to which it now owes its unique appearance and original character. The ground floor consisted of stables of which certain features are still present. This part needs a full renovation to get to spaces with modern comfort. The traditional external staircase leads up to the first floor where the living quarters could be found. Here a thorough make-over is a necessity. The roof of the house has been replaced around 1995 but might benefit from an additional pack of insulation material.
Our suggestions are definitely to add on a sunroom, a pergola and of course to build terraces to move around the house with the season. A pool could work perfectly in various locations. Just before the house and slightly up the hill sits and old outbuilding. These former stables can be rebuilt as pool house, office, art studio or for example guest dependance.

The land
The exact borders of the plot included in the sale will have to be determined with the seller. The land has to be cut out from a larger property. Most of the land is quite level which is very convenient. The land slopes towards the valley and view of the countryside and Umbertide. To the back of the house the land rises up and that's for sure the perfect location to create a viewpoint from where to enjoy an aperitivo! Various big old olive trees add a touch of beauty.
The surroundings
The proximity of the city which offers all amenities for daily life is an obvious advantage. Umbertide has a lovely historic center, a delightful farmers market and plenty of shops, bars and restaurants. The Antognolla Trent Jones golf course is a stone's throw . away. Many other interesting site and cities can be found within an easy drive. Città di Castello lies at 23 km while Gubbio with its stunning historic center is 30 km away. The lifely student city Perugia and its international airport lie at mere 30 distance. The lush Niccone Valley which starts near Umbertide leads west to Cortona 39 km and Passignano at Lake Trasimeno.
