Mineral water in abundance from a deep well located within the property, including 140.000 litters stored at any given
time and ready to be distributed. Two fold central heating system for the water: utilizing a 1 ton reservoir of natural gas, and an alternative installation of a closed cycle thermo technology based on heat exchangers that enjoy the credit generated by the solar system.
Laundry facility equipped by 6 industrial washing machines and 4 large industrial dryers. Organic garden that supplies the SPA kitchen with vegetables and greens, clean of any pesticides. Stud farm with 10 stables and storage facilities, featuring
trained horses ( all Mangalarga Machador purebreads ), for the purpose of guest cavalcades. A fenced football field covered by natural lawn. Well maintained botanical gardens with a wide verity of tropical plants and elaborated bird breeding houses.
And more and more features and benefits to list. In 10 years of operation, the SPA has established a loyal clientele who keeps returning constantly to enjoy the place.
Working only with exclusive events of closed groups, strictly during weekends and holidays, and always with full board, the
space is booked usually months in advance. The actual owners opted for a more tranquil and easy going business activity in order to maintain an equilibrium with there personal well being. The cost structure is mostly variable, which guarantees a high economical elasticity, and never exceeds one third of the gross

thousand US$ annually, depending on the currency exchange). Despite the challenging times of the past few years,
the SPA hotel has been operating in full swing, with events closing up quickly. Due to the growing size of the events hosted and the increase in demand, an engineering project was initiated and approved to take the number of suites to 60.
Nonetheless; the potential of growth, both in revenue and profit could easily double within the current structure, if operated
as well during the week-days.
Despite the continued economic success of the place, its reputation and growing clientele, the owners are in need to urgently move out of the country, and as such are offering the hotel for sale at a very discounted price off its real estate value, without any additional consideration to its economical activity and market penetration.
This price is discounted off a value based on the initial cost of Construction (alternative cost), as assessed by a professional
expert and registered in court, for insurance purposes. Beyond its client base, reputation, bookings for most of 2023 and its stuff, the entire content of the hotel will be naturally included, if the buyer prefers to carry on with it.
