Description and Features:
The total size of the property is approximately 78 hectares. Several buildings with a main house, duplex house (two sides for two families), a small cabana style house with one main room and bathroom, tool shed, artesian well, two gravel roads to the city of Porto Velho, and three phase city electricity. Most of the property is jungle with a large Açai berry patch, many planted fruit trees. There is an agroforestry area being developed near the tool shed. Cleared-mowed grassy areas around the houses. Large stream and small lake with fishing. Quiet and away from noisy civilization. Used to be a missionary compound so construction was done by American volunteer carpenters, electricians etc. well built to last. Lots of wildlife, macaw parrots and others, many birds, monkeys at arm’s length, capybara, deer, pig. No hunting is allowed in this area. Various rare types of birds have been discovered on the property so birdwatchers like to visit often. There are many aspects which can be developed for the property to generate income such as tourism.
The city is modern with restaurants, banks, orchestra, theater, and a nice mall (MacDonalds, Dominoes pizza, etc.). There is an international airport with regular flights. Good hospitals with free public health systems. We are far enough from the city that crime doesn’t find its way out here. There is a good road to town that goes through gates with guards. The local economy is strong and growing as this is the capital of the state. The local currency tends to be weak to the dollar so a few bucks go a long way. With satellite TV you get many English speaking channels. The current owner inherited this from his missionary parents and has full title and deed to the land.

Porto Velho is the capital of Rondonia with a high development status and very good infrastructre (here begins the BR 319 towards Manaus).

The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
